What We Do
GetPropScore combines data from HM Land Registry (UK House Price Index), the Environment Agency and the UK Police API, plus station data from TfL and OpenStreetMap, to score English postcodes on three areas: 5-year local house price growth (40%), flood and crime risk (35%), and transport & access (25%).
Built for buyers, investors and agents who need to make decisions before the listing tells them what they need to know.
Every risk assessment combines public data with clearly labelled GetPropScore modelled estimates — not estate-agent valuations. Data is fetched when the report is generated, and the PDF arrives by email, usually within a couple of minutes.
Our Data Sources
Every GetPropScore risk assessment uses data from HM Land Registry, the Environment Agency, UK Police and OpenStreetMap, plus GetPropScore modelling where noted. We do not use estate agent estimates, third-party aggregators or paid data feeds.
HM Land Registry
UK House Price Index for each local authority (used for growth) and price paid data for sold prices in England and Wales.
Environment Agency
Flood zone for the postcode (Zone 1, 2 or 3), fetched when your report is generated.
UK Police API
Street-level crime recorded near the postcode, from police.uk.
Schools (not scored)
GetPropScore does not score or rate schools. Check Ofsted at reports.ofsted.gov.uk.
OpenStreetMap / TfL
Nearest station and walking time from OpenStreetMap, and stops nearby from TfL in London. Used for the Transport & access score.
